RENTERS BIBLE

CONDOMINIUM RULES


  • This is a non-smoking unit and Viva condominiums is a non-smoking complex. Anyone caught smoking of ANY kind in or out of the unit will immediately be asked to leave and be billed an additional $1000 fine. This includes vaping or smoking of any kind. Smoking is only allowed outside the complex which extends out to the rope on the beach.
  • CHECK IN is at 3pm. CHECK OUT is at 11am. (If you need different check in/out times you MUST coordinate at least 48 hrs in advance. There is NO guarantee will can accommodate.)
  • PLEASE REMOVE YOUR SHOES BEFORE ENTERING UNIT!!! (We have a back door mat that you're welcome to put inside or outside to wipe your feet before entering through the back sliding glass door.) 


  • Each unit is individually owned and managed. There is no rental unit maintenance, housekeeping or concierge on site. If you need help with anything within the unit please contact our property manager: Peter Gallaugher at 624-355-3469


  • PLEASE RECYCLE AND REUSE AS MUCH AS POSSIBLE !!! (We have trash and recycle bins directly across the parking lot by the garages.)


  • Please make sure to lock all doors (including the bodega door) if leaving unit. Lost keys will accrue a $25 fee for each key lost. 


  • Upon departure please make sure to empty trash/recycle, empty grinds from coffee pot, wash all dishes, and put dirty towels on floor in bathroom.


  • Please keep AC temp to 23 or higher. (It tends to leak water if lower than 23.) 


  • DO NOT rearrange our cabinets and drawers! Please put things back where you find them or you run the risk of not being invited back.   


  • Our unit does not have an assigned parking spot. If you'd like to park your car in our garage you're welcome to for an additional $25 per week. (This needs to be arranged before your arrival.)  Any extra vehicle must be parked outside the gate.

 

  • Please do not move any of our wall hangings… We spent a lot of time and money picking the right pieces to make our home feel like home for everyone.


  • No pets allowed. Do not feed wild animals or allow them inside the condo.


  • Be mindful that we are located in a desert. Water is a scarce resource. Please turn off water while washing hands, brushing teeth and please only flush when absolutely necessary. And please be mindful of how many towels you are using so we don't have to waste water washing so many.


  • Infrastructure here is delicate. Do not flush any foreign objects, wipes, feminine hygiene products or excess paper down the toilet. 


  • Quiet hours are 10:00pm - 8:00am. Be respectful of your neighbors.


  • The common areas, including the pool, laundry room and tennis court are exclusively for use of owners and resident guests. Any outside guest must be accompanied at all times.


  • Notify the on-site administrator if there are any problems in the common areas. The Viva HOA is responsible for all grounds maintenance.


  • Use sidewalks and stay out of the garden.


  • Laundry tokens are available for purchase in the office. $4 per load. Use only liquid detergent. (We do not supply detergent, you must buy your own.) 


  • Headphones must be used with all personal electronic devices at the pool.


  • BBQs are located at the pool area. There are no BBQs allowed on patios or balconies


  • No breakable dishes, bottles or glassware are allowed within 10 feet of the pool. We have plenty of plasticware for pool and beach use. 


  • No lifeguard on duty. Residents and guests use the pool at their own risk.


  • Saving pool chairs is discouraged. Any towel left unattended will be moved after 60 minutes.


  • Children under 12 must be accompanied by an adult at all times.


  • No jumping off rocks or diving into the pool.


  • Towels, swimsuits or clothing are not to be hung from balcony railings or patios.


  • In order to prevent lotions and sand from clogging the pool filter, please rinse off using the pool shower or the hose at the beach gate before entering the pool.

We've taken a lot of time and pride to make our condo a welcoming home for all who visit. Please treat it with respect and respect our neighbors by thoroughly reading and abiding by the rules on this page. Below we also have some wonderful recommendations for dining and activities.

Our Wi-Fi is located behind the couch....DO NOT REMOVE IT FROM IT'S POSITION! The network you'll want to connect to is the 2.4 Ghz: INFINITUMAE9F_2.4 and the Password is given in welcome email. If you can't find the welcome email, the password is also written on the hard copy of our rules which should have been laid out for you in condo.

Television/DVD/Bluetooth Speaker Instructions:

***PLEASE NOTE*** THIS SYSTEM IS A BIT CONFUSING AND CONVOLUTED! OUR APOLOGIES, BUT THIS IS MEXICO AND NOTHING GOES SUPER SMOOTH WHEN IT COMES TO TECHNOLOGY... HAVE PATIENCE! WE DID OUR BEST TO EXPLAIN, BUT PLEASE KEEP IN MIND THAT ALL DEVICES ACT A BIT DIFFERENT AND WE ONLY HAVE TESTED WITH APPLE DEVICES. 


1. We do not have cable! The only way you're going to be able to watch any content is by streaming and you must have a reliable VPN installed on any device you are connecting to the television if you want to stream any content. We recommend the Express VPN app.


2. Unfortunately, with the constant changing updates of system software and technology in general there's no guarantee that these instructions are even going to work or make sense by the time you try to implement them. (Last updated November 2023.)


3. Unfortunately we have not had any luck streaming any content from any app on an iPhone to the smart TV. Don't know why... It's super frustrating! If you have better luck, please let us know what you did! :)


4. The most success we have had is by connecting are laptop to one of the HDMI inputs to the TV using the gray HDMI / Thunderbolt 4 connector on a Mac Book Pro. (if you have a different connector on your laptop we highly recommend purchasing an HDMI adapter that will work with your computer prior to visiting.) Please also note that you will have to connect your computer to the Bose speaker via Bluetooth and possibly change your sound settings within your system settings on your computer to hear it.


5. You are welcome to try to sign into one of the few apps already installed on the smart TV… but no guarantee that is going to work. And if you do not sign out before your exit we are not responsible for any unauthorized charges to your account!



Turn on TV and Bose Soundbar Speaker:

Use black Hisense remote to power on TV. (If for some reason it is not working, move the black Bose speaker away from the TV a bit as it's probably just blocking the sensor.)


Use small black Bose remote to power on blue tooth speaker bar. A green light will appear in the lower left front of speaker, but then it will turn to orange. (Connection to other devices instructions further below.)


Use input button on TV remote to select the following:


HDMI 1 (White cable coming from back of TV): This is an open port to use to connect a portable device. The HDMI cable to use is already plugged into the back of the TV and the other end can be found behind the TV. There are 2 different HDMI adapters to use to plug into Apple devices. (One for an iPhone and one for a laptop. Both should be in the cabinet below TV.) No guarantee that these will work seamlessly (See notes above)… Plug-in, and cross fingers that it works. *We found using the grey HDMI adapter with our Apple laptops works the best (again see notes above).  You will most likely have to change you monitor settings on your computer's system settings to view it properly on the TV, as well as, your sound setting to hear through the Bose blue tooth speaker.


HDMI 2: DVD player (DVD player and remote located in cabinet below TV.)


HDMI 3 (Black cable coming from back of TV): un-used


Air Play: You can stream your content to the TV using Apple airplay... Again, see notes above as this may or may not work!  You might be prompted to input an access code that will display on the television screen. 



BLUE TOOTH BOSE SPEAKER BAR: 

If you would like to connect any device to the Bose speaker, follow these instructions:

  1. Make sure power is turned on. You will see a green light in the left corner of front on speaker, that will turn orange after a few seconds.
  2. Press the Bluetooth button on remote once and you will see a white light next to green power button. Press again and white light will turn blue. Once blue, the speaker will be discoverable as "Bose Solo" and able to connect to your device. (Unfortunately, you may need to go through this process and reconnect  every time you want to use the speaker.) 


ADDITIONAL: If you press the white home button on the TV remote, you can have access to a few different streaming apps… You’re more than welcome to log into your own personal accounts. Please make sure to log yourself out at the end of your stay… Again, we are not responsible for any charges or stolen personal information due to neglect to log out.

If dialing 911: Ask for Cruz Roja (Red Cross) and you'll be taken to the local hospital. Fine for some...helpful to know good Spanish but it's inexpensive.

Dinning recommendations

Local, Walkable Spots

  • Cynthia's (great lunch and dinner spot, super fresh organic foods, best ceviche in town.)
  • Baral Bar (good spot for a healthy breakfast.)
  • Tap Deck (great pizza and salads.)
  • La Osteria (great all around spot for dinner.)
  • Lateral (good spot for lunch or dinner, good food and ambiance.)
  • El Wine Shop (great spot for coffee, lattes, as well as, of course wine.)
  • Fabric Sushi Bar (great sushi place, very fresh, but service can sometimes be slow.) 
  • Mama Mia's (about a 10-15 min walk from Viva...easier access from beach. Great atmosphere, food and usually has live music at dinner.)
  • Zippers (about 30 min walk down the beach, good bar and grill spot.)
  • Pescadito Break (about 30 min walk down the beach, right next to Zippers. Great atmosphere, cocktails and food...We love this place.)

Downtown Area

  • Chula Vegan Cafe (about 1.4 km from downtown plaza.)
  • La Lupita Taco and Mezcal (best taco of your life! Must make reservations days in advance.) 
  • Agave Kitchen (nice roof top deck for dinning.)
  • Sage (Great outdoor seating environment, prefect place for a special date night.) 
  • Barrio Burger (solid burgers)
  • Baja Brewing Company (tasty local beer.) 
  • Habanero's Gastro Grill (great all around spot for dinner.)
  • Lumbre (very nice, a bit high end, great spot for fancy night out.)
  • El Ganso Beach Club (Next to the marina on the beach... best shrimp tacos!)

Fun in the Sun recommendations

Water Activities

Cabo has a beach color-coding flag system that lets you know the level of safety onsite. Black flags indicate the most dangerous conditions. Red means danger is also present. Yellow advises you to use caution while swimming, and green means the water is safe. White flags means jellyfish are present in water and beach.

FISHING:

• We love Captain Tony Miranda. Our family has been using him as a fishing guide for over 20 years. He never disappoints and know all the great local spots to fish.  We recommend reserving 3-5 days in advance. Tony Miranda: 011 52 (1) 624 127 1764
